We will explore the opportunities present which we believe to be under-developed from a retail perspective, but with an excellent demographic and catchment. The existing scheme is anchored by Tesco Stores, M&amp;S Foodhall, Matalan, Poundland and Boots with a further 25 unit shops &amp; 850 free car parking spaces all sitting within 18.66 acres site.</p>

<p>The property comprises a modern covered shopping centre totaling 217,029 sq ft (20,163 sq m) of commercial space situated on a 3.6 acre site. The centre itself houses 4 retail stores, 39 shop units, 3 floors of office accommodation and car parking at basement and upper level. Tenants include Boots, Primark, Pandora and Superdrug.</p>
<p>The purchase offers an excellent opportunity to secure a dominant shopping centre with considerable growth potential. The impending completion of the Riverside Development scheme will increase footfall considerably through the centre (which already has an annual visitor total of 9 million), whilst a reconfiguration of the unit sizes and layouts will reduce vacancy rates and improve the tenant mix.</p>
