<p>Tellon is pleased to announce the successful completion of the sale of 96 Mount Pleasant Road, Tunbridge Wells. As part of our business plan, we secured vacant possession of the whole building from the previous tenant and undertook landlord works to split the ground and basement from the upper floors. Once the works completed we leased the 2,513sqft ground and basement to a Burger King franchisee on a 15 year lease. We then sold the building with the benefit of this letting in place and the 2,605sqft vacant self-contained upper floors to allow a purchaser to undertake a development scheme.</p>
<p>This transaction highlights Tellon’s ability to unlock value through strategic asset management and planning initiatives.</p>
<p>Sold in Q1 2026.</p>

<p>Tellon is pleased to announce the successful completion of the sale of 58 East Street, Chichester. As part of our business plan, we secured vacant possession from the previous tenant and obtained planning permission to convert the upper floors to residential use. We subsequently sold the upper floors to a developer with the benefit of the consented planning and they created three residential apartments.<br /><br />We retained the ground floor and leased the space to coffee shop operator, 17 Grams, on a 10-year lease ensuring a strong and sustainable income stream.<br /><br />This transaction highlights Tellon’s ability to unlock value through strategic asset management and planning initiatives.</p>

										<content:encoded><![CDATA[<p>We are pleased to announce we have successfully negotiated the sale of Chineham District Centre, Basingstoke to Supermarket Income REIT PLC for £72.9 million.</p>
<p>The centre comprises 19 acres, parking for in excess of 800 cars and is anchored by Tesco’s, M&amp;S Foods, Boots, Iceland, Poundland and Matalan. Tellon acquired the site in 2018 and successfully negotiated planning approval for the renovation and expansion of the centre in 2020.</p>
<p>Chineham remains an extremely attractive site due to its core anchor stores and good covenants with Tesco’s at its core.</p>
<p>Thank you to the team involved, including Addleshaw Goddard, Wilson Wright, Harvey Spack Field and Munroe K for all of their hard work managing the sale and congratulations to the new owners, Supermarket Income REIT PLC.</p>

										<content:encoded><![CDATA[<p>Tellon Capital has sold Atlantic Pavilion in Liverpool’s historic Royal Albert Dock for £11m which represents a net initial yield of 7.5%. Atlantic Pavilion is a grade I-listed 88,934 sq ft. office building let to Shop Direct Holdings for a further five years. The term remaining on the 150-year leasehold from 1st October 1985 was just 41 years on the purchase date, as there was a break in the existing leasehold. The removal of the break was successfully negotiated and subsequently the head-lease was extended for a term of 999 years. By doing this, Tellon has successfully created a considerable return for the investors.</p>
