Tellon is pleased to announce the successful completion of the sale of 96 Mount Pleasant Road, Tunbridge Wells. As part of our business plan, we secured vacant possession of the whole building from the previous tenant and undertook landlord works to split the ground and basement from the upper floors. Once the works completed we leased the 2,513sqft ground and basement to a Burger King franchisee on a 15 year lease. We then sold the building with the benefit of this letting in place and the 2,605sqft vacant self-contained upper floors to allow a purchaser to undertake a development scheme.

This transaction highlights Tellon’s ability to unlock value through strategic asset management and planning initiatives.

58 East Street, Chichester – Sale Completed

Tellon is pleased to announce the successful completion of the sale of 58 East Street, Chichester. As part of our business plan, we secured vacant possession from the previous tenant and obtained planning permission to convert the upper floors to residential use. We subsequently sold the upper floors to a developer with the benefit of the consented planning and they created three residential apartments.

We retained the ground floor and leased the space to coffee shop operator, 17 Grams, on a 10-year lease ensuring a strong and sustainable income stream.

Tellon are pleased to announce they have successfully completed the sale of 81-83 High Street, Dorking. Tellon extracted value by negotiating a lease regear to the sole tenant which involved removing the tenant only break to extend the term certain by 5 years and taking back the upper floors. In addition to this, development rights were obtained for the newly taken back upper floors.

Chineham District Centre, Basingstoke – Sale Completed

We are pleased to announce we have successfully negotiated the sale of Chineham District Centre, Basingstoke to Supermarket Income REIT PLC for £72.9 million.

The centre comprises 19 acres, parking for in excess of 800 cars and is anchored by Tesco’s, M&S Foods, Boots, Iceland, Poundland and Matalan. Tellon acquired the site in 2018 and successfully negotiated planning approval for the renovation and expansion of the centre in 2020.

Chineham remains an extremely attractive site due to its core anchor stores and good covenants with Tesco’s at its core.

Tellon positioned the sale by agreeing a lease renewal with the sole tenant and then at a later date agreeing to have their break option removed, helping to increase the unexpired term and position the property for sale.

Tellon are pleased to announce they have successfully completed the sale of 130-130a High Street, Sevenoaks. Prior to the sale, Tellon unlocked value in the property by achieving a rental uplift at rent review as well as managing to retain the tenant past their break date, helping to provide an unexpired term of 5 years. A development feasibility scheme was prepared alongside planning and architectural advice which demonstrated the potential to create 4 residential flats on the upper floors.

Sale of Atlantic Pavilion Completes

Tellon Capital has sold Atlantic Pavilion in Liverpool’s historic Royal Albert Dock for £11m which represents a net initial yield of 7.5%. Atlantic Pavilion is a grade I-listed 88,934 sq ft. office building let to Shop Direct Holdings for a further five years. The term remaining on the 150-year leasehold from 1st October 1985 was just 41 years on the purchase date, as there was a break in the existing leasehold. The removal of the break was successfully negotiated and subsequently the head-lease was extended for a term of 999 years. By doing this, Tellon has successfully created a considerable return for the investors.

Tellon were set to comprehensively refurbish and extend the building to provide circa 10,000 sq ft of Grade A office accommodation, but the purchaser was willing to move quickly to secure the building for their own occupation prior to the works commencing. Tellon are delighted with the outcome and wish the purchaser happiness in their new office.
