This is a prestigious distinction and shows we are focused on the ways that buildings and communities, and everything in them, can improve our comfort, drive better choices, and generally enhance, not compromise, our health and well-being.

We are comprehensively redeveloping the site to create a landmark office building providing approximately 135,000 sqft GIA of new high quality bespoke accommodation in this sought after location. The scheme includes a series of terraces at various levels with views across St James’s Park.

WELL Core is a distinct pathway of achievement for buildings seeking to implement fundamental features in the base building for the benefit of tenants and residents. Pre-certification means that work already completed has undergone rigorous third party review and it confirms we are on the way to achieving WELL Core Certification, a performance-based rating system for measuring, certifying, and monitoring features of buildings that impact human health and well-being, through Air, Water, Nourishment, Light, Movement, Thermal Comfort, Sound, Materials, Mind and Community. 40 Broadway could be awarded WELL Core Certification following a final third-party evaluation.

When we first walked around the site seven years ago, none of us thought it would take this long to get here but COVID and the changing world of student accommodation, hospitality and retail has led us to today. A scheme which promises 520 brand new build to rent residential units with 30,000 square feet of ground floor commercial accommodation exposing the old walls and creating a vibrancy not seen in the city for many years. It has been quite a journey.

We at Tellon are delighted to announce Legal & General, have completed the funding of the Bargate Quarter, the £132m scheme in Southampton, with regeneration works starting immediately.
The transaction is on a forward funding basis to one of Europe’s largest asset managers, Legal & General Investment Management (LGIM) on behalf of its Legal & General Retirement (LGR) business .
Construction is now underway on the town centre regeneration of Bargate Quarter .The scheme will comprise of 519 new homes providing a mix of studios, 1, 2 & 3 bed units along with 2,515sqm of ground floor commercial space. The 5 acre development will be centred around the historic old town walls. Our development will seek to improve the setting of The Bargate and City Walls and provide retail units along with much-needed new housing in a highly sustainable location. Crucially, our scheme also responds to the changing world created by the pandemic, to ensure we have a scheme that respects the past is fit for the future and support the city’s regeneration plans.Building has commenced and we expect the site to be completed late 2024/ early 2025.
